The building is designed to draw less power from the start. High-performance insulation and efficient lighting reduce the load, and parts of the building use daylight harvesting: photo sensors measure available daylight and dim electric lights to match. The result is steady light and lower energy use, with no one having to touch a switch.
A remediated site and responsible materials
The ground under 615 Waterfront tells the larger story. The building stands on the former Lehigh Structural Steel site, and The Waterfront worked with environmental engineers from the start to return that land to a healthy standard. Construction used recycled and eco-friendly materials where possible, and the district runs responsible waste and recycling programs. Cooling ponds capture warm stormwater coming down from the city and cool it before it returns to the Lehigh River, protecting the water the district is named for.
Greener ways to get to work
The commute can be greener, too. Bicycle racks and electric vehicle charging stations are on-site, making the low-carbon trip the easy one for tenants and visitors.
Green space and biophilic design
Nature is part of the floor plan. A green wall anchors the lobby, indoor plants improve air quality and soften the rooms, and large windows pull in daylight while framing views of the river and the district beyond. Outdoor green space gives tenants a place to step away from their desks. The science is on the building’s side: people tend to work better, and feel better, with daylight and nature close by.
